to a Small Township Than a Single Building.
At 2,60,000 sq. ft., the Hostel Building at Nirwan University is the largest single residential structure Dhinwa has delivered for the institution. A building of this scale isn't simply a bigger version of a smaller hostel — it carries its own logistics challenge: more floors, more rooms, more finishing surfaces, and a longer programme that has to stay coordinated from the first design decision to the last coat of paint.
Unlike the JNU contractor-model hostels Dhinwa has delivered, this project carried a fuller scope — planning, design, civil construction, and finishing — meaning Dhinwa was accountable not just for the structural shell, but for how the building actually looked and functioned on the day students moved in.
The building sits on the same Nirwan University campus as the Medical College Campus and Hospital Building, making it part of a institutional ecosystem Dhinwa has now built across multiple phases for the same client.
