Engineering a Recreational Landmark

Dhinwa Construction was appointed for the Planning & Construction of J Club, an exclusive 36,000 sq. ft. recreational facility in Jaipur. The project stands as a testament to our capability to execute highly complex, non-standard architectural forms.

The building's signature feature is its dramatic cascading structural steel roof and staggered facade. Executing this design required moving away from traditional grid-based construction, demanding intense precision in both the underlying RCC framework and the heavy steel fabrication.

Beyond the striking exterior, the interior spaces were meticulously planned to house premium leisure amenities, including expansive lounge areas, dining facilities, and recreational zones, all supported by robust, hospitality-grade MEP infrastructure.

How We Built It

The Project Journey

Phase 01
Site Prep & RCC Substructure
Mobilised site equipment and completed deep excavations. Executed the heavy RCC raft foundations and poured the main concrete podium to serve as the anchor for the steel works.
Phase 02
Steel Fabrication & Erection
Commenced the highly technical phase of erecting the custom structural steel framework. Heavy cranes were utilized to position the angled beams that form the cascading roofline.
Phase 03
Staggered Blockwork & Plastering
Integrated conventional masonry blockwork into the steel frame, creating the stepped, geometric walls. Both interior and exterior surfaces received smooth plaster finishes.
Phase 04
MEP Routing & Envelope Sealing
Installed the high-capacity HVAC ducting and electrical conduits through complex steel junctions. The building envelope was sealed with advanced waterproofing and large-format glazing.
Phase 05
Interior Finishing & Handover
Completed all hospitality-grade interior fit-outs, including premium flooring and lighting. Full systems commissioning was conducted before handing the facility over to the club management.

How We Solved It

Challenges & Our Approach

Challenge
Complex Steel & Concrete Integration
The design called for a heavy, staggered structural steel framework resting on a conventional RCC base. Ensuring perfect alignment between the cast-in-place concrete anchors and the prefabricated steel beams requires zero-tolerance precision.
Our Solution
We utilized advanced 3D surveying and laser alignment tools during the concrete pouring phase. Anchor bolts were set using strict templates, ensuring the heavy steel members bolted perfectly into place without on-site modifications.

Challenge
Waterproofing a Stepped Facade
The cascading, stepped design of the building means the roof is not a single flat surface, but dozens of intersecting angles and terraces. This creates numerous vulnerable joints prone to water seepage.
Our Solution
We moved beyond standard treatments, applying a multi-layer elastomeric waterproofing membrane across the entire stepped envelope. Special attention and overlapping flashings were installed at every junction where steel met masonry.

Challenge
Acoustic Control in Large Open Spaces
A premium club requires large, column-free lounges and dining areas. However, these expansive hard surfaces (glass, marble, steel) create severe acoustic echoes, ruining the ambient atmosphere.
Our Solution
During the interior fit-out phase, we integrated specialized acoustic dampening materials directly into the architectural design. This included micro-perforated ceiling panels and sound-absorbing wall treatments hidden behind decorative finishes.

Challenge
High-Capacity MEP in Non-Standard Forms
Routing massive HVAC ducts and heavy electrical trunking is straightforward in a square office building. In a building with angled roofs and staggered floors, hiding these services without dropping ceiling heights is highly complex.
Our Solution
Our engineers utilized 3D BIM clash detection to weave the ductwork through the negative spaces created by the steel framework. This allowed us to maintain soaring ceiling heights while delivering powerful, hospitality-grade climate control.
