Dhinwa Construction was appointed to deliver the residential infrastructure for Nirwan University, comprising extensive student hostels and faculty staff quarters. Spanning 2,60,000 sq. ft., the project was designed to create a secure, community-focused living environment.

We managed the entire project lifecycle from architectural planning and zoning to the final interior finishes. The multi-block development demanded high-efficiency construction to meet strict academic timelines while ensuring long-lasting durability for high-traffic student living.

The completed complex provides a modern, fully-equipped residential ecosystem that perfectly balances privacy, recreational spaces, and structural safety, enriching the daily lives of the university's inhabitants.

Land clearing, geotechnical surveys, and master layout finalization to strictly separate student dormitories from faculty living areas while maintaining central access to dining.

Execution of deep pile foundations and raft slabs across multiple multi-story residential blocks to support the heavy static loads of high-density occupancy.

Rapid Superstructure Execution
Deployed advanced aluminum formwork systems to accelerate the pouring of highly repetitive room layouts, raising floors at a rate of 12 days per slab.

Installation of centralized heavy-duty plumbing shafts, followed by waterproofing, tiling, painting, and the installation of custom modular furniture.

How We Solved It

Challenges & Our Approach

Challenge
Repetitive Scale & Construction Speed
Building hundreds of identical rooms required a method that avoided the slow pace of traditional brick-and-mortar construction, especially given the strict pre-semester deadline.
Our Solution
We implemented advanced system formwork (Aluminum shuttering) which allowed us to pour the walls and slabs simultaneously. This drastically reduced cycle times and provided a flawless finish requiring minimal plastering.

Challenge
High-Capacity Plumbing & Sanitation
Hostels experience extreme "peak load" hours (mornings) where hundreds of bathrooms and showers are used simultaneously, putting immense stress on water pressure and drainage networks.
Our Solution
We engineered oversized centralized plumbing shafts and installed variable frequency drive (VFD) hydro-pneumatic pumps to ensure consistent water pressure across all floors, coupled with decentralized solar heating.

Challenge
Safety and Access Control
A large campus requires strict security boundaries between public spaces, student hostels, and staff quarters, alongside robust fire evacuation routes.
Our Solution
The base build incorporated electronic access control points at all main entrances. We designed extra-wide egress stairwells and integrated addressable smoke detection systems directly into the primary electrical grid.

Challenge
Phased Handover Demands
The university needed to occupy certain blocks while construction was still wrapping up on adjacent buildings, posing significant safety and logistical hurdles.
Our Solution
We developed a strict block-by-block delivery matrix. Completed zones were physically barricaded from active sites with dedicated, secure pathways created for students, ensuring zero overlap between construction traffic and campus life.
