Planning & Authority Approvals
Site survey and geotechnical investigation completed. Master layout finalised in coordination with the client and all JDA approvals secured before mobilisation of construction resources.

Foundation & Substructure
Raft foundation constructed simultaneously for both towers using our on-site batch mix plant, eliminating ready-mix dependency and maintaining full control over concrete quality throughout.

Superstructure — Twin Towers G+14
Both towers constructed in parallel with a dedicated tower crane on each, achieving a consistent 8-day floor cycle. Structural teams, formwork, and reinforcement all managed entirely in-house.

MEP, Masonry & Internal Finishing
Concealed MEP services laid floor by floor in a rolling programme from lower floors upward. Internal masonry, plaster, tiling, and all finishing trades followed immediately behind structural completion.

Challenge
Tight Urban Site in a Dense Neighbourhood
Mansarovar is a mature, fully built-up neighbourhood with limited site access, restricted space for material laydown, and existing occupied buildings immediately adjacent — demanding strict noise and vibration controls.
Our Solution
A detailed construction logistics plan was prepared before mobilisation. Just-in-time material deliveries eliminated the need for large on-site stockpiles, and tower cranes replaced ground-level plant to keep the site footprint minimal throughout.

Challenge
Running Two Towers Simultaneously on Schedule
With both towers active in parallel and homebuyer possession timelines to honour, any delay on one tower had the potential to cascade across the entire programme and impact buyer commitments.
Our Solution
Separate structural teams, independent formwork sets, and prefabricated reinforcement cages were assigned to each tower. Weekly lookahead scheduling ensured both towers stayed within one floor of each other throughout the superstructure phase.

Challenge
Consistent Finishing Quality Across 200+ Units
Coordinating flooring, tiling, painting, plumbing fixtures, and electrical finishing across over 200 individual apartments — with different trade teams working floor by floor — creates significant quality consistency risk.
Our Solution
A dedicated finishing supervisor per tower managed all trades through a unit-by-unit progress matrix. A model flat was completed to approved quality standards before any floor was signed off, serving as the benchmark for the entire project.

Challenge
Monsoon Programme Protection
Jaipur's monsoon months bring genuine risk to high-rise construction — site waterlogging, disrupted access, and difficulty maintaining concrete mix quality in high-humidity conditions can all stall a tight programme.
Our Solution
Our on-site batch mix plant gave full control over water-cement ratios regardless of ambient humidity. Site drainage was established before the monsoon and upper-floor structural work was sequenced to avoid peak rain weeks, keeping the programme intact.
